If you temporarily lack income but can afford to service the monthly interest payments on a French Equity Release Mortgage and will be able to repay your French Equity Release Mortgage before your 80th birthday from a capital sum, this may be the right French Equity Release Mortgage option for you.

In order to qualify for an Interest Only French Equity Release Mortgage you will need to satisfy the French bank lender that you meet the following criteria:

  1. Your French property must be owned by you outright with no outstanding French Mortgage.
  2. The French Mortgage lender will be concerned to establish that when the French Equity Release Mortgage capital falls due for repayment you will be able to make the repayment in full from a guaranteed source of funds, such as a pension lump sum or a maturing annuity policy.
  3. The amount of the French Equity Release Mortgage that you are requesting should be below the bank's normal LTV (Loan to Value) Ratio, which is usually below 80%.
  4. Your income must be stable into the future and sufficient to make the monthly interest payments without the interest payments exceeding the banks normal DTI (Debt to Income) Ratio, usually around 33%.
  5. The Equity Release French Mortgage must be repaid by the bank's normal upper age limit for lending, usually age 75 but age 80 can be possible.
  6. The funds released using the French Equity Release Mortgage must be used for "qualifying purposes". This is a fairly elastic term arbitrarily defined by each bank, but specifically excludes the use of the funds released to make the interest payments, which must come from income, and eventual capital repayment of the French Equity Release Mortgage, which must come from a defined source. Placing the released funds into a secure investment such as a pension or savings plan would normally be considered acceptable.
